Our team
The Dulwich Estate is managed by a small, dedicated team working from The Old College in Gallery Road.
We have a wealth of skills in property and charity management, ranging from RICS-accredited building and estate surveyors to architecture, arboriculture and accountancy. We work hard to ensure the smooth-running of the Estate, working closely with tenants, residents and visitors. Simone Crofton
Chief Executive
Simone is a place-making and regeneration specialist with a background in property, stakeholder engagement, charities and venture capital. Formerly the Chief Executive of The Borough Market Trust and of the Institute of Imagination, she has worked with wide range of private and charitable organisations. Simone is a Fellow of the Royal Society of Arts and Trustee of Crystal Palace Park Trust.
Adrian Brace
Director of Property
Adrian is a chartered surveyor with 30 years’ property experience and a member of the Royal Institution of Chartered Surveyors (MRICS). He manages the Estate’s property portfolio, property services and Scheme of Management teams. Before moving to Dulwich, he previously led the property portfolio and scheme of management for Letchworth Garden City Heritage Foundation, which protects the heritage of the world’s first designated garden city.
Paul Greenwood
Finance Director
Paul is a chartered accountant with extenstive senior financial leadership and corporate finance experience. As finance director, he leads the Estate’s finance team, updating systems and processes and advising on the financial and commercial matters. His has raised finance for renewable energy and transport projects, and carried out similar roles for the London Development Agency. He has also worked in the charitable school sector and for environmental and ecology consultancies.
Kerrie Power
Customer Service Manager
Kerrie is the customer service manager at the Estate. She and her team are responsible for liaising with residents across the Estate, ensuring a positive customer service experience and driving forward an online customer service portal. She joined the Estate in 2022 and has extensive experience in customer liaison roles having previously been a facilities manager in a mental health hospital and a retail manager.
Beth Ambrose
Head of Sustainability
Beth is responsible for developing and implementing the Estate’s sustainability strategy for the property portfolio. It will deliver progress in generating social value, future-proofing the built environment and enhancing natural capital. She is a sustainability professional. She previously worked for EQT Exeter, JLL and Innovest. She has an MSc in Environmental Technology, the Investment Management Certificate and WELL Building Standard A-P qualifications.

Nina Rickman
Scheme of Management Administrator
Nina and her small team run the Scheme of Management and are responsible for liaising with residents on all matters relating to the Scheme. She is the first point of contact for any queries. Nina has extensive experience in business management and architectural practice.
Philip Louis
Tree and Landscape Manager
Philip is responsible for the management and succession planting of the Estate’s vast array of trees. An experienced aboriculturalist has worked for Lambeth and Southwark Councils in tree management. He trained at Merris Wood College in Guildford, and has worked in highways and parks, the planting and maintenance of new trees and community projects. In his spare time he volunteers for Kent Wildlife Trust.
