Salary: Up to £45,000 per annum, depending on experience

Company Overview

The Dulwich Estate is a registered charity. We are stewards of a unique neighbourhood and 1,500 acres of land. Our day to day work involves looking after the Estate, preserving the character of a unique place in south East London. We invest income from the land and property we own to enable education for young people, provide homes for the elderly in Dulwich Almshouse, look after Christ's Chapel in Dulwich and maintain the vibrant neighbourhoods. We provide funding to seven outstanding schools, in Dulwich, Orpington and east and central London, either directly or through foundation trusts.

Role Summary

The post holder shall provide professional building surveying service to The Dulwich Estate Charity (Estate). The role is crucial to the successful completion of all the Estate’s projects, achieving value for money, highest quality delivery of projects and adherence to recognised quality and safety standards in accordance with design information and drawings.

Key Responsibilities

Inspection and Maintenance

  • Inspect the Estate’s repairs, refurbishments and construction works to ensure that it meets standards and health and safety requirements
  • Identify, survey, specify and tendering for routine repairs, redecoration and maintenance work of commercial and residential freeholds and residential leasehold property, Edward Alleyn House alms houses, Christ’s Chapel, the Estate offices and the Tollgate)
  • Raise orders for minor works (using Dwellant and MRI/Qube software), monitor the works and approve invoices on completion.
  • Survey, specify, tender and obtain estimates for works of maintenance and repair, and analyse tenders and prepare tender reports (using Word and Excel)
  • Carry out visual inspections and snagging of the works in progress and report back to the Principal Building Surveyor
  • Liaise with other construction professionals on contracts and identifying defects and suggesting ways these can be corrected
  • Prepare specifications and oversee works for maintenance contracts which include general amenity area maintenance, rented property maintenance, central heating, entry phone systems, electrical and gas testing contracts, monitoring and overseeing standards of work on site
  • Refer to plans and take photographs of work along with any measurements required
  • Check for compliance in line with HMO regulations
  • Ensure effective communication with colleagues, construction professionals, contractors, engineers, surveyors, suppliers, lessees and tenants by telephone, email and other written correspondence
  • Act as a close liaison with colleagues in the Estates Department (as the ‘client’)

    Reporting
  • Produce regular reports to keep comprehensive digital records of work and inspections

    Financial Management
  • Certify payments to contractors once the works have satisfactorily been completed, inspected and snagged
  • Raise Purchase Orders in line with policy for works and advisors
  • Approve invoices with due diligence, query as appropriate
  • Assist with insurance claims and where appropriate, liaise with loss adjustors/claims managers

    Other Tasks
  • Contribute to the Charity’s sustainability programme and goals
  • Fully comply with the Estate’s health & safety policies and procedures. This is including but not limited to:
    • complying with any safe systems of work, instructions, and training provided
    • reporting all accidents or incidents immediately, in line with the Estate’s Incident Reporting procedure
    • complying with the ‘Employees Responsibilities’ section of the Estate’s H&S Policy
  • Abide by all the Company policies and procedures and regulatory requirements and codes of practice
  • To carry out other duties as may be reasonably required from time to time


Person Specification

  • HNC / HND or equivalent
  • Good understanding or background of the building industry is desirable
  • Excellent written and verbal communication skills, with the ability to manage difficult conversations
  • Strong MS office skills and ability to learn and use different systems
  • Excellent organisation skills and attention to detail
  • Ability to work under pressure in a calm and professional manner
  • Right to work in the UK
  • Must have own car and a clean driving licence
